The importance of Facility Brief document How to model in BIM and what type of info is needed for FM : Define the location structure you need for O&M and attributes Define the building systems and components, that you run standard operations task on Define the building parts and the structure you need for Maintenance tasks Define the attributes you need for those systems and parts Define the Zones drawings are nessacary (fire, ventilations, security ) Make sure the BIM model locates objekts on floors and rooms Define the theme tags for diffrent building object (fire, culture, environm. ) Define outdoor objects and attributes.

BIM BIM Process for setting up the O&M plans MD Operation MV Maintenence When creating an Operation plan the system stores a bank for Standard Operation tasks assigned to particular systems and codes. The system selects the right tasks from the database and assigns it to your particular system in your building and your operation plan is 90% ready.

Process for setting up the O&M plans The operation planner can use drag and drop function too adjust the resource in the plan or when that. Use drag and drop function to move resource between tasks.

Process for setting up the O&M plans The system gives the operation planner an overview of the resource load at any given time, for the whole operation plan or for all work orders that are issued. The system keeps also track on the maximum time for each person

Understanding portals in MainManager Web portals are a new concept in MainManager A web portal in MainManager is a subset of specific information for special purposes The portal keeps track of these information's were ever these occurs in MainManager and displays them in the portal. A special user access can be given to each portal If the information is to be displayed in a portal it has to bee tagged in some way. There are different ways to tag information in MainManager Building parts and building systems can be tagged through theme mark-up in Sett up Facilities process. Drawings, documents and photos have to be categorized to be displayed in each portal. Tasks, work orders and incidents have to be classified to be displayed in the portals. Through portals one can give important information to the O&M planner e.g. for risk assessment. Portals are often used by external consultants to give important feed back to the facility processes e.g. Fire inspection reports, Risk analyses, Cultural value estimate

The interactions between portals and Operation and Maintenance management One can use portals to give vital information to the operation planner E.g. risk analysis done on the building and the environment can have important impact on the O&M plans The O&M planners shall document the measures taken in the O&M plans, to meet the risk issues.

For each critical risk value (red) the O&M planners have to take proper measures in their planning process

Example of interaction between the Health & safety portal and the O&M planning In the O&M planning process, the results are shown from the risk assessment in the planning process. Defined list views in the planning process shows symbols from the Risk and HMS analysis HMS (The planner shall document that proper preparation are taken care off) ROS : The risk assessment are shown for each discipline and the planner shall document proper precaution here as well

Portals in MainManager In each building different type of work is performed to make the building environment sustainable Environmental O&M Fire portal Universal design Healt & security Energi Mainmanager has special portals for each of these working categories Sustainability dashboard The Sustainability portal measures status and progress for different items in each category and displays the result as a digital dashboard information's

Fire portal Displays general information about the companies goals for fire protection, lists up fire systems and components and locations, location of fire zones, placement of dangerous objects, status on fire drills, fire organisation, link to public web sides, fire drawings, status on reported fire incidents, instructions etc.

Cultural value portal Lists all buildings, rooms, floors and outdoor areas that has been categorized by Cultural value status. Keep records of how to maintain these values and which measures should be taken in the O&M planning to maintain these values.

Environmental portal Keep track of all environmental critical system in the facilties, all routine tasks, goals of the companies, instructions and global environmental risk issues. In this portal one can also keep Track of waste disposal.
