Site area A, Ila Pier The area is primarily used as an industrial harbor, production facility and warehouse space for Felleskjøpet, EA Smith and GC Rieber. The area is rented out for long-term leases. Local fishers use the port facing Ilsvikøra and they have cold storage / warehouse in buildings on this quay front. Trondheim Havn owns one building in the area which houses stock features for EA Smith and coworking space for creative businesses. The area has a central location, with access directly to the main road passing. The area also has relatively good shielding from surrounding residential areas. Ila pier is emergency harbour for Trondheim Havn, in cases where weather hampers traffic on sea and mooring at the other quays. The area has also been used as a cruise quay by several parallel calls or calls where the tourist ship quay on Brattøra have not been possible because of other reasons. Skansen, which is the section of the site closest to the city center, houses sailboat harbor and sea related leisure activities. Steinerskolen has a school in the area. The area is characterized by the distinctive grain silos. These as well as two warehouses in the area and wooden buildings at Skansen are listed. Designing a new industrial plant with distribution of commodities from boat via storage and production/advanced processing to the market in Trondheim. Purposes: Cement Storage in high silos, production of concrete / mortar and necessary support. Focus: Logistics. Study Object: Norcem`s plant at Ladehammerkaia
Site area B, Pir I The area has a twofold function. Part of the area is leased out to Pirsenteret, for office and educational purposes. The other areas are used for terminal area for Hurtigruten etc. The area is home to two major terminals (cold and freeze storage) as well as areas to related office purposes. A substantial part of the activities in the area are associated with Hurtigruten. Design a combined office/commercial building and a terminal for passengers of Hurtigruten and the Cruise ships with additional features in a mixed traffic situation; passengers and port operations. Focus: Logistics and interaction with Trondheim from the seaside.
Site area C, Pir II Området rommer en rekke terminal- og lagerbygg samt lagertelt av mer midlertidig karakter. Hovedtyngden av leietakere er speditører og transportaktører, som driver aktivitet med konkurranseutsatt gods/tredjeparts-logistikk. Mye aktivitet er relatert til rutegående kystbåttrafikk. Havnelager B er den største enkeltstående bygningen i området. Bygningen har et samlet areal på ca 13.800 m 2. Bygningen er vernet som tidstypisk, og dette vil legge føringer for bruks- og ombyggingsmuligheter. Bygningen leies ut til lager- og kontorformål. Havnelager B: Ny bruk av Havnelager B som tar opp i seg problematikken med havnevirksomhet i nederste etasje/grunnplanet og gir rom for annen type virksomhet i de øvrige etasjene. Gjerne i samspill med nyetablerte bygninger i tilknytning til det verneverdige bygget. Fokus: Logistikk som løser problemene med restriksjoner på grunnplanet og «bymessig/ikkeindustriell» aktivitet på planene over.
Site area D, Nyhavna Nyhavna is the geographically largest harbor in Trondheim, and houses primarily industrial port functions. Trondheim Havn has in total about 100 tenants in this harbour. In addition to port-related actors as Norcem, Weber SaintGobain, Norsk Stål, Høvik & Øien Salt and Norsk gjenvinning, the area houses a wide range of tenants and leasholders. One of the recent tenants is Linjebygg Offshore AS, who has established testand laboratory activities in the docks at Dora 2. There are several listed buildings and facilities in the area. This is war memories from World War 2 and includes besides the bunker facilities Dora 1 and 2 and Fyringsbunkersen, two personnel bunkers on Ladehammer Kaia and several warehouses along Strandveikaia. Temporary facility for reuse! There is an issue how to secure future areas for new, not yet familiar program in new parts of the city. One method is to arrange for such issues by providing space for more short term use of parts of the area. An example of such a program is a recycling plant for building materials, Dora Reusing Park: Possible program: Shelf Products: Construction materials, wooden materials.
